IDX / MLS Integration

An IDX Website for Real Estate Agents Who Want Listings and Leads in One Place

Your clients expect to search listings on your website. SiteStakes connects to iHomeFinder and IDX Broker so your MLS listings go live on your site, and every lead goes straight into your CRM.

What Is an IDX Website for Real Estate?

An IDX website for real estate connects your MLS listings directly to your website. IDX (Internet Data Exchange) displays live property listings in real time. Without IDX, your site is a digital brochure. With IDX, it becomes a real estate property search website that captures leads around the clock.

A buyer visits your website and searches for homes in their target area. They see real-time MLS listings, save their favorites, and set up property alerts — all on your site, under your brand. Every search is a lead opportunity. IDX turns your website from a brochure into a working tool that captures buyers around the clock.

How Does an IDX Website for Realtors Work?

When you get your SiteStakes website for real estate agents, you can add MLS listings to your website in one of two ways.

  • Paste your own embed code from your local MLS. These widgets work with any MLS provider that gives you JavaScript or iframe embed code. You can save multiple named widgets and place them on any page through the page builder. This works as an MLS integration website builder where you control exactly where listings appear.
  • Connect through iHomeFinder or IDX Broker. This requires you have an account with iHomeFinder or IDX Broker. Setting up your MLS features takes just a few minutes.

Both iHomeFinder and IDX Broker pull the same MLS data — the difference is how they deliver it and what tools come with it. Here's what you need to know to make the right choice.

The SEO Question — The Biggest Difference

iHomeFinder hosts all IDX pages directly on your domain. When a buyer searches "homes for sale in Plano TX" and lands on your search results page, Google credits YOUR site with that traffic and authority. Every listing view, every search, every registration builds your domain's SEO strength.

IDX Broker hosts IDX pages on a subdomain (e.g., yoursite.idxbroker.com). Subdomains don't automatically consolidate SEO authority with your main domain. Your listing traffic builds the subdomain's presence separately — your SEO investment in content, blogs, and city pages may not fully compound with your IDX traffic. IDX Broker pages can still rank well on their own, but the benefit flows to the subdomain rather than your primary site.

On SiteStakes, your site is built for SEO from day one — structured data, optimized meta tags, AI-generated local content, instant loading. iHomeFinder preserves that advantage by keeping all IDX traffic on your domain. IDX Broker's subdomain approach means your listing traffic builds separately.

Lead Capture and Your CRM

Both providers capture leads when buyers register, save properties, or set up alerts. The difference is what happens next.

iHomeFinder has a built-in CRM with lead aggregation from multiple sources, custom drip campaigns, and a mobile app (Optima Leads). But on SiteStakes, you don't need their CRM — leads sync automatically into your SiteStakes pipeline with full search history, AI lead scoring, automated drip sequences, and ebook delivery.

IDX Broker has comprehensive lead management with registration tracking, saved searches, contact routing, and lead scoring. Leads sync to your SiteStakes CRM automatically via our API integration — same pipeline, same AI scoring, same automation. Behavioral email campaigns require the Engage or Elite plan.

Bottom line: Regardless of which provider you choose, your SiteStakes CRM is where deals get closed. The IDX provider captures the lead. Your CRM converts them. This is a real estate website with IDX and CRM working together as one system.

Which Should You Choose?

🏠

Choose iHomeFinder if...

SEO matters — listings on your domain, not a subdomain. You want everything included — market reports, CRM, mobile app. You want the simplest setup — one token, done. You're building a brand, not just a listing page.

🔑

Choose IDX Broker if...

Budget is your priority — $60/mo vs $160/mo. You need the widest MLS coverage (700+ boards). You want embeddable widgets you can place anywhere on your pages. You want deep widget customization via their builder.

📋

Choose MLS Code if...

You already have a provider and embed code. You just need basic listings on your site. You don't need lead sync or automation. You're testing IDX before committing to a provider.

Frequently Asked Questions

Do I need my own iHomeFinder or IDX Broker account?+
Not always. If you have embed code from your local MLS provider, you can integrate MLS listings into your SiteStakes website directly. Alternatively, each agent needs their own account with their chosen IDX provider, plus MLS board approval and MLS compliance. Your broker co-signs the IDX agreement. The provider handles data feeds, listing sync, and listing updates — you just connect the token or embed code in your back office.
Can I switch IDX providers later?+
Yes. Disconnect one provider and connect another — your site content, CRM data, blog posts, and SEO stay intact. Only the agent IDX widget changes. Your IDX website for realtors stays intact — only the listing source changes. No data loss, no downtime beyond the switch itself.
Will IDX slow down my site?+
No. IDX widgets load asynchronously after your page renders. Your site's speed score, Core Web Vitals, and SEO performance are not affected. The IDX content appears after the initial page load.
What if my MLS isn't covered?+
Both iHomeFinder and IDX Broker cover most U.S. MLS boards. If yours isn't listed, both providers accept coverage requests — it typically takes a few weeks to add a new board. Check their coverage maps before signing up.
How do leads get into my CRM?+
For iHomeFinder, leads sync automatically via our API integration and webhook. For IDX Broker, leads forward via webhook to your SiteStakes CRM. For MLS code, lead capture depends on your provider. In all cases, the setup takes about 2 minutes.
