How to Set Up Text Message Notifications for Your Real Estate Website

To set up SMS notifications for your real estate website, go to your back office, Squeeze Forms & SMS → SMS. Turn on the master toggle, add a phone number, and you'll get a text every time a lead submits a form. Text message notifications are off by default. Setup takes 3 to 5 minutes.

SMS (text) notifications help you respond within minutes to new leads, which increases conversions. Instead of waiting to notice a new email, you get instant text alerts for new leads, form submissions, appointments, and important updates right on your phone. Since text messages are usually seen much faster than emails, text messages also help you connect with prospects while their interest is still fresh.

How do text message credits work?

Text messages — sometimes called SMS — cost 1 credit per 160 characters. A standard lead notification is one credit. Longer messages split into two segments and cost 2 credits.

SMS credits real estate website users buy through SiteStakes are a single shared balance — every text you send draws from the same pool. Your plan includes a monthly SMS allowance. The SMS page shows your current balance and your plan's allowance side by side. When credits run out, text message sends pause until you buy more or your plan resets.

You can buy more credits anytime from the Credits card. Pricing and minimum purchase are shown on the Buy Credits screen.

Set up text message (sms) notifications

Where do you set up SMS?

  1. Open your back office.
  2. In the left sidebar, click Squeeze Forms → SMS.
  3. The SMS page loads with four cards stacked top to bottom: Credits, Notifications, Message Template, Recent Activity.

How do you turn on text message notifications?

To turn on text message notifications, flip the master toggle in the Notifications card.

  1. On the SMS page, scroll to the Notifications card.
  2. Find the SMS Notifications toggle at the top.
  3. Click it to turn ON.

SMS is off by default — you have to explicitly enable it. Add at least one recipient before lead notifications can fire.

How do you add recipients?

Add the people who should receive SMS lead alerts on your investor website. Fill in the phone field at the bottom of the Notifications card and click Add.

  1. In the Notifications card, scroll to the recipient list.
  2. Enter a phone number in international format (e.g., +15551234567).
  3. Add a label (e.g., "Primary," "John").
  4. Click Add.

The recipient appears in the list with a delete button. Click Test next to any recipient to send a test text message — the first test per number is free, subsequent tests use credits.

How do you customize the message template?

To customize what your text says, edit the template in the Message Template card.

  1. Scroll to the Message Template card.
  2. The textarea has your current template. The character counter below shows the length and segment count (over 160 = 2 credits, over 320 = 3 credits).
  3. Click any token pill to insert it at the cursor.
  4. Click Save Template.

Available tokens:

  • {{lead.name}} — full name
  • {{lead.first_name}} — first name only
  • {{lead.phone}} — phone number
  • {{lead.email}} — email address
  • {{property_address}} — submitted property address
  • {{form_name}} — which form was submitted
  • {{site.name}} — your site name
  • {{site.phone}} — your business phone

Keep your text message under 160 characters to use 1 credit per send.

How do you buy SMS credits and set up auto-recharge?

To buy SMS credits, click Buy Credits in the Credits card. Pricing and the minimum purchase show in the buy modal.

To turn on auto-recharge:

  1. In the Credits card, scroll to the Auto-Recharge section.
  2. Tick the Automatically recharge when balance is low checkbox.
  3. Set When below (e.g., 10) — the threshold that triggers a refill.
  4. Set Recharge amount (e.g., 100) — how many credits to buy.
  5. Click Save.

Auto-recharge fires the moment your balance drops below the threshold. You'll get a receipt email each time it triggers.

How do you set quiet hours?

To stop text messages during certain hours (e.g., overnight), use Quiet Hours.

  1. In the Notifications card, scroll to the Quiet Hours section.
  2. Flip the Quiet Hours toggle ON.
  3. Set the start time (e.g., 9:00 PM) and end time (e.g., 7:00 AM).
  4. Pick your timezone.
  5. Save.

Lead notifications that arrive during quiet hours are skipped — they don't queue or send later. Your email notifications still go out normally.

Frequently asked questions

How many free SMS credits does my plan include?+

Basic plans include 0 free SMS credits per month. Grow plans include 10. Pro plans include 20. After your allowance, additional credits work the same way — bought from the Credits card.

Do I have to enable SMS?+

No. SMS is off by default. Email notifications always run. Text messages are only sent if you explicitly turn on the master toggle and add a recipient.

What happens when I run out of credits?+

Text message sends pause. Your existing recipients and template stay saved. Email notifications keep running. Buy more credits or wait for your monthly allowance to reset.

How many credits does one text message use?+

One credit per 160 characters. Most lead notifications fit in 1 credit. Messages with long property addresses or detailed info may split into 2 segments — your character counter on the template card shows segment count live.

Can I add multiple recipients?+

Yes. Add as many phone numbers as you need. Every recipient gets the text on every lead — useful for partners, virtual assistants, or after-hours coverage.

Do I need to verify phone numbers?+

No. Recipients are auto-marked as verified when added.

Will text messages work outside the US?+

Yes. Phone numbers in international E.164 format (e.g., +44..., +254...) are supported. Pricing per credit is the same regardless of country.

Can I send a series of automatic text messages to new leads?+

Yes — SMS automation for real estate works through Form Automations, not on this page. From the Form Builder, add a "SMS Consent" field, then create a "Start SMS Drip" automation. The automation sends 3 text messages at intervals (immediate, +1 day, +3 days), with STOP handling baked in.

Can my buyer list get text alerts too?+

Yes. Bulk emails to your buyers list also send a text to buyers with SMS alerts enabled. The same SMS credits balance is used.
